As of our company's policy, we decisively limit the online publication of properties for sale or rent to exceptional circumstances and exclusive assignments only (both on our website and other realty platforms). This reinforces our unwavering commitment to quality and exclusivity. We choose not to publish special or widely-assigned properties online to maintain privacy, control the narrative, and avoid the negative stigma associated with "stale" listings. For high-end or unique properties (as most of our assignements are), off-market strategies (pocket listings) and strategic colaborations are preferred to ensure discretion for high-profile clients and to avoid the "overexposure" that can lead to lower offers. Other reasons we avoid mass listing platforms and such a strategy are: 1. Privacy and Discretion: Sellers of luxury or unique properties often prioritize privacy over speed. They may not want neighbors, colleagues, or the general public knowing they are selling, which is impossible to maintain with a public listing. 2. Preventing "Stale" reputation: If a unique, high-end, or high-priced property sits on the market for a long time, it can develop a negative reputation, leading buyers or tenants to believe there is something wrong with it. This can result in lower, "lowball" offers. 3. Targeted Marketing over "Noise": For very niche properties, mass platforms bring too much unqualified traffic and unqualified buyers rather than serious, high-net-worth investors.
